A 360 virtual tour for a lot project costs, in the first year, from about USD 500 if you do it yourself with your own drone, between USD 800 and 2,500 if you hire the capture and editing as a one-off project, and between USD 1,700 and 9,000 if you hire it on a platform that also shows lot availability and includes a CRM. The difference is not in the photo: it is in who flies, how much is drawn over the land and who keeps the tour up to date once you start selling.
The 3 ways to pay for a 360 tour
1. Do it yourself: software plus hosting
You need a drone that takes 360 panoramas and a program to build the tour. Published prices:
- 3DVista Virtual Tour Pro one-time payment of USD 499, with unlimited tours. Its hosting is optional and starts at €99 per year.
- CloudPano USD 27 per month.
- Panoee Pro plan at USD 22 per month; it has a free plan with 3 GB.
Estimated first year: USD 500 to 800, not counting the drone or your time. I compare the programs in detail in which software to use to make a 360 virtual tour.
2. Hire a one-off project
A studio flies the land, stitches the panoramas, adds texts or points of interest and hands you the published tour. You pay once and then hosting.
- Estimated range for a land subdivision USD 800 to 2,500, depending on distance and project size.
- Published example in Ecuador ANIMA Audiovisual shows a "Pack Urbanización 360°" from USD 2,000, with 3D masterplan, renders and an aerial tour.
- What is usually left out changing lot status when they sell. Each change is an edit you request and wait for.
3. Platform with setup and monthly fee
The platform loads your lot inventory, shows it on a plan or in the tour and keeps it up to date from a CRM. You pay a setup fee and a monthly fee while you sell.
| Provider | Setup | Monthly fee | First year | Includes 360 tour |
|---|---|---|---|---|
| Royaltor360 | From USD 500 | From USD 99 | From USD 1,688 | Yes, with drone, masterplan and CRM |
| LotesApp | Not published | From USD 297 | From USD 3,564 | Not mentioned |
| Lotización | From $540 | From $365 (up to 300 lots) | From $4,920 | Not mentioned |
| Unami | USD 2,390 | From USD 499 | From USD 8,378 | Not mentioned |
The first year is setup plus 12 monthly fees, before VAT. At Royaltor360 the drone capture is quoted according to the location of the land.
What raises or lowers the price
- Who flies and where. If the studio is far from the land, travel is added. If you already have a drone, that cost disappears. For reference, in Ecuador a pilot charged between USD 15 and 60 per battery in 2025, or about USD 100 per flight hour, according to this drone filming price guide.
- Project size. A large piece of land needs more flight points and more panoramas so all the streets can be seen.
- Drawing the lots. Marking each lot with its code over the aerial view is manual work and it is what turns a walkthrough into a sales tool.
- Up-to-date availability. If each lot's status is edited by hand, every sale is an edit. If it comes from a CRM, it updates on its own, but you pay every month.
- Languages and extras. Versions in other languages, music, voice or an assistant that answers questions.
The cost nobody mentions: hosting
The tour lives on a server. If nobody pays for that server, the link stops working. Before hiring, ask:
- Where is the tour hosted and how much does it cost each year?
- What happens to the tour if I stop paying the monthly fee?
- Will you give me the files to publish it on my own server?
- Who changes a lot to sold and how long until it shows?
Which one fits your project
- Few lots and someone on the team with a drone and time do it yourself and keep availability in a spreadsheet.
- Pre-sale project that needs material for ads a one-off project is enough; check how much they charge for each change.
- Several advisors, reservations and installments a platform with a CRM prevents showing a lot as available when it has already been sold. I explain it in how to show lot availability on your website.
