Interactive masterplan for land subdivisions

Cristhian Proaño · Updated on

An interactive masterplan is the plan of your land subdivision published on the web: the buyer taps a lot and sees its area, its price and whether it is available, reserved or sold. At Royaltor360 we build it over the real aerial view of the land and connect it to your team's CRM, so availability updates on its own when someone records a reservation or a sale.

Try it: change the status of a lot

This is how a lot looks when your team reserves or sells it in the CRM. It is an example with sample data.

What does the Royaltor360 interactive masterplan include?

It is not just a plan with colors. It is the virtual showroom of your project: the pieces a buyer needs to understand the land subdivision without visiting the site, connected to the system where your team sells.

Piece What the buyer sees What your team does
Lot plan Each lot with its code, area, price and status, with zoom to see the detail Changes statuses and prices from the CRM
Aerial 360 tour The real land from the air, with the lots, streets and nearby places drawn on it Shares the link through WhatsApp, social media or ads
Location map Where the project is and how to get there from landmarks It is set up once when the project is built
Amaia assistant Answers about lots, prices, payment options and location at any time, and the option to book a visit Receives the appointment in the CRM calendar
Sales pages A page per lot or per promotion, with the monthly payment calculated Creates it from the CRM with templates
CRM for land subdivisions Does not see it Records leads, reservations, sales and collections; the plan updates with every change

How does it work for the buyer?

  1. Opens the project link from an ad, a WhatsApp message or your website.
  2. Sees the land subdivision from the air and understands where it is, which roads are nearby and how it is laid out.
  3. Taps a lot and checks its area, its price and whether it is still available.
  4. Asks through WhatsApp, the assistant or the form, without leaving the plan.
  5. The inquiry reaches the CRM as a lead, with the lot they were looking at, and your team follows up.

How is availability kept up to date?

The masterplan does not have its own list of lots. It reads the CRM inventory. When a sales agent moves a lead to reservation or records a sale, the lot changes status on the public plan at that moment.

This prevents two frequent problems in lot sales: offering a lot that was already sold, and two sales agents reserving the same lot for different clients.

Interactive masterplan, PDF plan or physical scale model: which is better?

Each format has its place. The difference is whether the buyer can check the updated inventory on their own.

PDF plan or image Scale model or physical showroom Interactive masterplan connected to a CRM
Up-to-date availability No, the file has to be redone Depends on who is attending Yes, it comes from the CRM inventory
Can be checked on a phone Yes, but you have to zoom into an image No Yes
Area and price of each lot Only if written by hand The sales agent explains it Yes, by tapping the lot
Location and surroundings No Partial Yes, with 360 tour and map
Records interested buyers No Only if the agent writes them down Yes, they arrive as leads
Effort to maintain it Redo and resend the file Staff the sales room Change the status in the CRM

A scale model is still useful in a sales room. The interactive masterplan covers what happens before: the buyer who sees an ad, wants to understand the project from home and decides whether it is worth visiting.

What do you need to have one?

  • The project plan, ideally in CAD (DWG or DXF), with the lot numbering.
  • The list of lots with code, area and price, in a spreadsheet.
  • A current aerial shot of the land. We evaluate drone capture case by case, depending on the location and size of the land.
  • A person on your team responsible for reservations and sales in the CRM.

What is the work process like?

  1. Demo: we review your project, how you sell today and what you need to show.
  2. Proposal with the scope: plan, 360 tour, CRM, sales pages and support.
  3. Aerial capture and drawing of the lots over the real image, using your plan as a reference.
  4. Inventory upload and creation of your team's users with their permissions.
  5. Review with you, adjustments and publication of the project link.
  6. Support after delivery for price changes, new phases and team questions.

What kind of projects is it for?

For any project sold by lots or plots: land subdivisions and residential developments in Ecuador (lotizaciones and urbanizaciones), lotificaciones in Peru and Central America, fraccionamientos in Mexico, parcelaciones and country condominiums in Colombia, and residential or vacation lot developments in the United States. It also works for projects sold in phases, because each phase can be added to the plan when it launches.

How much does an interactive masterplan cost?

There is no single price, because it depends on what it includes. What moves the price the most is:

  • Whether the plan already exists in CAD or has to be redrawn.
  • Whether it includes aerial capture and travel to the site.
  • The number of lots and phases.
  • Whether it comes connected to the CRM or is only visual.
  • Whether it includes a 360 tour, sales pages and ad material.

In the demo we review your project and give you the exact price. To understand the concept in more detail, read the guide to the interactive masterplan for land subdivisions.

Frequently asked questions

What is an interactive masterplan?

It is the plan of a land subdivision published on the web, where each lot can be tapped to see its code, area, price and status (available, reserved or sold). It opens from a link on a phone or computer.

Is it the same as a virtual showroom or an interactive plan?

The terms are used as synonyms. Some call it a virtual showroom, interactive plan or lot map. What matters is that it shows the updated inventory and not just an image of the project.

Can I update the lot statuses myself?

Yes. Your team changes the status from the CRM when recording a reservation or a sale, and the public plan shows it at that moment.

Do I need a website?

No. Each project has its own link with the plan, the 360 tour and the contact form. If you already have a website or social media, you can link to it from there.

Does it work on a phone?

Yes. The plan, the 360 tour and the forms work on phones, tablets and computers from the same link.

Do you work outside Ecuador?

Yes. We work with projects in Ecuador, Peru, Colombia, Mexico and the United States. The aerial capture is coordinated according to the location of the land.

How much does it cost?

It depends on the number of lots, whether the plan has to be redrawn, whether it includes aerial capture and whether it comes connected to the CRM. In the demo we review your case and give you the exact price.
